Subdivision Performance Guarantees — Sylvan Creek and Stratford
Five consent items would extend completion deadlines on the guarantees developers posted for Sylvan Creek Phases 1-6 and Stratford Phase 1. It's housekeeping, but it signals those subdivisions still have unfinished obligations.
EJG Ventures commercial complex near Trilogy (PD #2026-3)
A shopping center with up to 72,000 square feet of retail, restaurants, offices and a gas station was approved near Trilogy after the developer and homeowners association agreed on prohibited uses.
Iron Station 618-home development denied
A developer wants to rezone 507 acres in Iron Station for up to 618 homes, doubling the community's size. Residents packed the hearing citing traffic, sewer capacity, schools, a closed landfill on site, and loss of rural character. No vote was taken; the issue returns for decision later.
EJG Ventures retail development at Highway 73/Little Egypt Road
A planned commercial development near Denver's worst traffic choke point came back with a revised plan (gas station removed), but neighbors say the area already can't handle the traffic — 2,000 homes nearby and school pickup lines that block Highway 73. Final vote comes September 21.
Data Center Development
Lincoln County officials just hit the brakes on a massive new data center project, leaving our local tech future completely up in the air. This means decisions on crucial zoning changes and tech infrastructure upgrades are stalled for now.
Ballard Oaks subdivision opposition
A 40-home conservation subdivision on quarter-acre lots next to one-acre homesteads drew fierce opposition over density, cut-through traffic past a dangerous intersection, and a 6.6-acre community septic field near residents' wells. Commissioners tabled it to learn how the treatment system works.
East Lincoln growth and traffic
Nearly every speaker tied to the Pilot Knob apartment case warned that N.C. 73, Pilot Knob Road, and Hagars Ferry area intersections are already failing and dangerous. Residents challenged the developer's traffic study methodology and demanded road improvements before more approvals.
Historic courthouse project communications
The county got $4.5 million from the state to renovate the historic courthouse but needs more. A new consultant will run events and 'meanwhile uses' to attract partners — with a public-private partnership likely, and no final use decided yet.
Age-restricted senior housing next to East Lincoln High School
A 118-home 55-and-up community is proposed on 93.8 acres beside East Lincoln High School, sharing the school's driveway area. Residents questioned traffic impacts and regional water supply.
Campground Road subdivision (PA #64) denied
A 34-lot subdivision mostly in Catawba County was denied after commissioners changed the findings to flag environmental risks, especially the on-site wastewater system serving the whole development. Eagle's nest permits and cross-county utilities were also concerns.
RK Investments mixed-use development on Pilot Knob Road
A proposed 324-unit apartment complex with a childcare center and medical office was held while the county attorney finalizes a development agreement. The Planning Board will revisit April 6.
Piedmont Natural Gas utility complex expansion
The master plan amendment adds five operation and maintenance buildings and a future substation pad at the 637-acre Old Plank Road site. Officials confirmed no new turbines or added turbine capacity, addressing Trilogy community concerns.
Workforce housing supply
The developer and one speaker argued Lincoln County's rental vacancy is the lowest in the region and that apartments are needed for teachers, nurses, and first responders. Opponents countered that existing complexes rent above $2,000 a month.
Bald eagle nest and cross-county septic stall subdivision
A 34-lot subdivision straddling the Lincoln-Catawba line was delayed over a protected bald eagle's nest, a community septic system located in Lincoln County, and Catawba County's unresolved review — a procedural chicken-and-egg between the two counties.
West Pointe Drive Self-Storage Planned Development (PD #2025-2)
A 10.36-acre site at the end of West Pointe Drive would become a self-storage facility with outdoor RV and boat storage. The applicant touts it as a quiet, low-impact use with buffering; a neighbor raised concerns about light spillover.
